At Modera Higley Commons there are one-time fees that include a $250 admin fee and a $50 application fee. There are also monthly fees such as a $25 valet trash fee, $2 pest control fee, a $16.95 boiler management fee, a $5 utility service fee, and a $70 internet fee.
Do you accept Section 8 vouchers?
We do not accept Section 8 vouchers at this time.
How do I pay rent?
To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to login and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).
We're also excited to announce that we are now accepting payments with Flex.
With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent up front and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

Even if you don't have a household pet, this step is required and helps us create a welcoming community for every resident.
